HAVAGAL RESIDENT

Program: Residential

Location: Markham, Ontario

Size: 3600 ft2

Status: Completed

Havagal Resident is a detached house located in Toronto, Canada. The home was constructed in the 80s, with traditional floor plans and typical builder grade materials. Due to layout constraints, many areas of the home suffered from insufficient sunlight, cumbersome circulation, and lack of spatial flexibility. While some areas such as the kitchen and the breakfast area are occupied 90% of the time and are becoming insufficient, other spaces such as the family room and the dining room were rarely used. The traditional layout had many spaces wasted on overlapping functional programs.

The home owners desired a complete renovation to revitalize their home. Load bearing walls are removed and replaced by hidden beams to open up the floor plans. The new design used an open concept where living, cooking, and dining are integrated into one large flexible space.
